
It’s still a seller’s market for the most part, depending on where you're located.
This NAR graph concedes that although there are a few more listings popping up compared to last year, the overall number of homes for sale is still low. Case-Shiller also does a 20-city composite index across the country and what we see in every one of the top major metros in this country is positive price appreciation. Thankfully, 2023 saw positive price appreciation year over year. San Francisco, Seattle, some of the more tech heavy West coast markets saw some big shifts.
Brian Luke, Head of Commodities for S&P Dow-Jones Indices said "Looking back at the year, 2023 appears to have exceeded average annual home price gains over the past 35 years. While we are not experiencing the double-digit gains seen in the previous two years, abrupt trend growth should be well received considering the rising cost of financing home mortgages.

We can clearly say, as far as and in prices, that we turned the corner coming through 2022 and 2023. In referencing the final graph by Case-Shiller, CoreLogic, Black Knight, Freddie Mac, FHFA, you can see price appreciation is somewhere between five and a half, six and a half percent. You’ll see different appreciation rates depending on what they're measuring, but nowhere near what people said was going to happen in 2023, and that's a good thing! If anything, this is a much healthier rate of appreciation than we saw in 2021 and 2022.
