Every situation is individual even when it comes to real estate. What is good for one may not be good for another.  Every journey into the real estate corridor is a singular move; Even as a family, the decision is a singular decision for the team (family).  Sometimes owning a home doesn't make sense for a number of reasons, employment, travel, finances and of course the ability to qualify for a loan when a cash purchase isn't achieveable. 

For some, renting a home is the best scenario, and frankly, there's nothing wrong with renting or leasing.  Buying, owning, investing isn't for everyone and it's OKAY!  Renters are people too and they deserve equal dignity to those who buy, sell, invest and own.  I'm not sure why in America being a renter is close to being a second-class citizen; And where in my travels around the world, renting or leasing is just commonplace and it isn't a big deal at all.  

I was curious what the most asked question on the minds of buyers and sellers was as we round out the end of May 2024.  My research took me to several concerns and the one that kept coming up and stood out to me was, "is it a good time to buy a home?".

For anyone looking to engage in the real estate market there are certainly some hot topic items to be considered.  Real estate trends, economic stability, lingering inflation, interest rates and reduced home inventory, places most consumers struggling to answer this question, in a quagmire.   

One school of thought is if you can get qualified for a home loan then it's a good time to purchase; However, if you're not able to qualify for loan terms that you approve of then consider time as your friend and wait.  I often tell my clients, don't fear the market, if it's meant to be it will surely be.  Be smart and be sure to have an expert real estate agent that can guide you through the process and help you navigate solutions and strategies that work for you, meet your timeline and fit into your budget.  

As an expert real estate agent, here are three tips that may help quell your consumer concerns:

  1. Understand the Market: Keep an eye on the current market trends, including interest rates and housing inventory.  Consult with a real estate professional to understand how these factors may affect your decision.  To learn more: Contact a Real Estate Professional
  2. Evaluate your Financial Readiness:  Assess your financial situation including your savings, income and debt.  Make sure you're financially ready to take on a mortgage!  Be sure to understand your maximum threshold for buying and remember, just because you may qualify for a $500K loan, it doesn't mean you have to buy at the upper range of your approved amount.  You're in control, you choose your purchase amount and what's right for you.
  3. Consider your Long-Term Plans:  Buying a home is a significant commitment. Consider your long-term plans such as career prospects, family-planning, before deciding to buy a home.  If you inhale-exhale and consider every aspect, as much as you are able to know and learn through your diligence, the better the end result.  Consult with a real estate professional to help guide your home buying path.
